Real Estate Tips for finding a Realtor :  Avoid the marketing companies that pays to be in the top spots.

A simple Google search or any search engine will show multiple advertisements. These advertisements are designed to redirect you to a middle man or marketing companies. Advertisement are very expensive. Who pays for these advertisements? You eventually pay. Some times directly at closing other time indirectly with the service you receive. These companies are there to make money for referring you to realtors. These company will refer you to any realtor that pays for their service not necessary to the best, the most experienced or local realtor in your area.

Do your own search for a realtor. Deal directly, read past customer reviews, visit each realtor’s website it will show how long they have been in this business and the areas they service.

This will give you a good idea of the current market value. Minor adjustment can be made for any superior features or attractive amenities. Always remember prospective tenants will always gravitate to the best homes with the most amenities. Reviewing the available rental will show you the current market condition.

Let assume that four comparable properties are rented each month: It there are only one property currently available you will be able to get over the market value for your property. In an over supply condition you may need to discount the home for a fast rental. Lowering your list price by $1 or $10 will making it more competitive with comparable home listed at market value.

The secrets to finding a home for rent fast is to be ready. The best deals usually rent within a few days. The three most important things when looking for a home to rent are:

1. Proof of income : Every landlord want to know that the prospective tenant has enough income or the ability to pay rent each month. Your proof of income should show that your gross income before tax is at least 3 time the rent.  (3 X Rent)

2. Credit report : Having a current copy of your credit report is very essential. Your credit report will show you history of paying. Every landlord wants to know that they are renting to a tenant that is willing to pay on time each month. Having an excellent credit history is most important criteria when renting.

3. Police Report : A copy of your local police report will show your background information.  Some landlord cannot rent to any tenant with gross negative information in their background. (Remember this applies to all occupants 18 year or older)

Some communities have an association, the association charges a non refundable fee to check these items. Knowing what they will find will save time and money.

Heavy flooding near Kendale Lakes slowed commuters as they navigated torrential rains on Monday. The National Weather Service called for a flood advisory.
