The secrets to finding a home for rent fast is to be ready. The best deals usually rent within a few days. The three most important things when looking for a home to rent are: Proof of income, Credit report & Police Report
1. Proof of income: Every landlord wants to know that the prospective tenant has enough income or the ability to pay rent each month. Your proof of income should show that your gross income before tax is at least 3 time the rent. (3 X Rent)
2. Credit report: Having a current copy of your credit report is very essential. Your credit report will show your history of paying. Every landlord wants to know that they are renting to a tenant that is willing to pay on time each month. Having an excellent credit history is the most important criteria when renting.
3. Police Report: A copy of your local police report will show your background information. Some landlord cannot rent to any tenant with gross negative information in their background. (Remember this applies to all occupants 18 years or older)
Some communities have an association, the association charges a non-refundable fee to check these items. Knowing what they will find will save time and money.
